In November 2016, Charter Hall entered into a 50/50 joint venture with Furnished Property to develop a 144 room Hotel at Green Square, Sydney.
The site, at 18 O’Riordan Street, Alexandria, is located within the $13 billion, 278 hectare Green Square Urban Regeneration Area (‘GSURA’) and is strategically located approximately 100 metres from the Green Square Train Station.
The Sydney Airport Domestic and International Terminals are two and three stops respectively to the south with Central Station, one stop to the north. Green Square is one of the most significant urban transformation programs under construction in Australia, revitalising the industrial edge of Sydney’s inner south into a vibrant global village. Green Square Town Centre, which is the centerpiece of the GSURA, is in close proximity to the proposed hotel.
The Charter Hall Direct Green Square Fund was launched in November 2017, to raise $23.2 million (closing over-subscribed), which together with construction finance, will fund the development of the hotel on a fund-through basis reducing CHC and Furnished Property‘s funds employed to develop the hotel. The Fund will own the hotel long-term.
Construction commenced late 2017 with the hotel opening in 2019. Furnished Property has taken a 10 year lease (with 8 x 5 year options), with a minimum base rent with annual increases, and a turnover rent. Furnished Property will operate the hotel under their Veriu Hotel & Suites Brand.

The fund makes its distribution payments on a quarterly in arrears basis. The fund makes all distribution payments via Electronic Funds Transfer to Unitholders’ bank accounts.

The following provides details in respect of the Fund’s distribution for the quarter ended 31 March 2019. The distribution is 0.875 cents per unit and will be paid on 24 April 2019.
The Fund is a withholding managed investment trust for the purposes of Subdivision 12-H of the Taxation Administration Act 1953 and has previously elected to be an Attribution Managed Investment Trust.
The components of the distribution has been prepared solely to assist entities with withholding tax obligations in respect of amounts distributed to non-residents.

The regular reporting including the Annual Reports and Audited Accounts will be available on this website and will be sent electronically to you if you have elected to receive it via email. Hard copies of these reports will not be sent out unless you have requested on the Application Form or in writing to us.

A tax statement for the tax year to 30 June is mailed to all Unitholders who have held an investment in the Fund during that financial year. The tax statements are typically mailed out six to eight weeks after 30 June each year.
The tax statement summarises the distributions paid during the year and includes information required to complete your annual tax return such as the tax advantaged component of the distribution.
