Charter Hall Group (Charter Hall or the Group), on behalf of one of its managed funds, together with its co-owner Brookfield, is pleased to announce that they have secured a 10-year lease with leading multinational professional services firm EY at 111 Bourke Street in Melbourne, known as East End Place.
Occupying approximately 20,000sqm across the top nine levels, EY will relocate its 4000-strong Melbourne-based workforce and visiting teams, becoming a major tenant customer in the vibrant precinct, now known as East End Place. The move, set to occur in October 2026, will re-establish EY’s Melbourne headquarters in the heart of the super prime precinct on the Collins, Exhibition and Bourke Street blocks, which has become the centre of corporate and government activity within the Paris end of the Melbourne CBD.
East End Place will deliver a vision to blend workdays with enriching experiences. Encompassing 111 Bourke Street and 121 Exhibition Street, the precinct will offer a best-in-class customer experience including a modern podium, retail laneway, wellness and end-of-trip facilities, a business hub, flexible workspace amenity, and onsite parking for 900 vehicles.
Sustainability was a driving factor for EY’s decision to relocate to East End Place. The precinct is already powered from 100% renewable energy sources and has achieved Net Zero Scope 1 and 2 emissions since 2024. East End Place will be fully electrified upon completion of works and is designed to maintain a 5.5 Star NABERS Energy rating.
EY Melbourne Managing Partner, Rodney Piltz, said, “We’re excited to embark on a new chapter at East End Place. This move not only allows us to create a modern and collaborative workspace for our teams, but also aligns with our flexible culture and sustainability commitments.
“One of the most exciting aspects of this relocation is the opportunity to refit the space in alignment with our ways of working, enhancing how we connect, collaborate, and socialise. Once complete, East End Place will be a welcoming environment where our teams can connect and engage in various activities.”
Charter Hall Office CEO, Carmel Hourigan, said, “We are so pleased to be welcoming EY to East End Place and creating a new space for their large workforce designed specifically to support the needs of their people and their business.
“We completed a series of visioning workshops to gain a clear understanding of what is most important to our tenant customers right now, and it was clear that sustainability, amenity, and ability to connect were non-negotiables. We look forward to the exciting next chapter for this precinct.”
Brookfield Properties President, Danny Poljak, added, “EY’s move to East End Place signifies a commitment to the asset enhancement and sustainability works we will undertake with our partner, Charter Hall, to give further life to an already well-established precinct in the Melbourne CBD.”
Charter Hall and Brookfield Properties have partnered with Cox Architecture and Buildcorp on the repositioning of East End Place, which is expected to be completed in late 2025.
Knight Frank and Colliers were the leasing agents on this transaction.
