Charter Hall Wholesale Property Series No.1 (WPS1)

Charter Hall Wholesale Property Series No.1 is an unlisted property investment for wholesale clients and sophisticated investors only. WPS1 provides investors with access to a diversified portfolio of Australian commercial properties.

An unlisted property investment for Wholesale Clients, being a person or entity who satisfies the requirements of section 761G of the Corporations Act.

The Fund will invest in property funds and partnerships managed by entities within Charter Hall Group, many of which are only available to institutional investors.

WPS1 aims to provide investors with sustainable and stable tax-advantaged income and the potential for capital growth.

Investment strategy

The Fund’s investment strategy is to:

  • Seek investment opportunities from Charter Hall Group’s funds management platform in accordance with the investment criteria;
  • Invest in funds and partnerships that have quality property investments with high average occupancy and longweighted average lease terms or funds where there is an opportunity to enhance Portfolio returns;
  • Diversify underlying investments with reference to fund size, risk profile, property sector, geographic diversification and liquidity structure;
  • Review and balance the Portfolio during the Investment Period, including where appropriate, exiting investments to maximise risk adjusted returns for Investors; and
  • Return capital by progressively exiting investments during the Realisation Period.

Next allotment date

Applications for WPS1 are allotted monthly, approximately 10 business days after the beginning of the month. We encourage investors to send their application to the Registry at least two days prior to the allotment date to ensure that it is received in time.


Unfortunately, we are unable to process applications received after 2pm on the allotment date and they will be held and processed on the following allotment date. 


The next allotment dates will be:


  • Friday, 15 October 2021
  • Friday 12 November 2021
  • Friday, 3 December 2021

The fund's year end for taxation purposes is 30 June, at which time the net income and the components of the distribution are determined. The total annual distribution is advised in the Annual Tax Statement, mailed to investors in August.
