Melbourne’s 171 Collins Street wins prestigious United Nations accolade
Charter Hall and Cbus Property's flagship office building, 171 Collins Street has been awarded one of Australia's highest environmental honours, receiving the Hanson's Green Building Award at the United Nations Association of Australia World Environment Day Awards.
Described as 'revolutionary' by the Association, the building was recognised for its innovation and initiative in implementing green building practices, which excel in areas of energy efficiency and control; resource application and management; water efficiency; the use of sustainable materials in design and construction; interior flexibility and environment.
Designed by Bates Smart, 171 Collins Street uses world-leading ESD principles and sustainable design to create a healthier, better quality working environment for its tenants. It is Victoria's first PCA Premium Grade building awarded the coveted 6 Star Green Star – Office Design (v2) Certified Rating from the Green Building Council of Australia, representing 'World Leadership' in environmentally sustainable design.
Among its innovative design features is its high performance ceramic frit façade made up of over 250 glass panels, which feature a subtle undulating weave that folds light and transforms reflections of the changing sky, resulting in a crystalline appearance; while its thermally enhanced separated curtain wall assists in reducing heat and glare. At the centre of the building is a nine storey atrium, which is clad in a cascading glass veil of more than 720 individual glass panels, which create a kaleidoscopic lighting effect that provides natural light to both the tower and the adjoining historic Mayfair building
The design also seamlessly integrates large floorplates with under-floor air distribution throughout, which provides a range of benefits for occupant comfort, control and flexibility and is far superior and energy efficient to traditional ceiling diffusers that blast conditioned air down on to occupants. Its floor level diffusers gently delivers cleaner air into the work space at low velocity, the warmth then rises through natural convection and is exhausted at the ceiling level.
The building also includes premium facilities with 280 bicycle spaces, dedicated bicycle ramp access separated from cars, spacious change rooms, lockers, drying rooms, and even an air compressor for pumping up bicycle tyres.
Its construction focused on using recyclable materials including 90 per cent recycled concrete and 90 per cent recycled steel. As well, 90 per cent of construction waste was recycled and a 60 per cent reduction in PVC was achieved.
Since its completion in mid-2013, 171 Collins Street has been the recipient of several awards, and in May 2014 was recognised at the prestigious International Property Awards (Asia Pacific), where it was judged the 'Best Commercial High Rise Development' in Australia and was also highly commended in the 'Office Development Australia' category. Its major tenant, BHP Billiton, took out the 'Best Office Interior' Award for both Australia and Asia Pacific for the design of its global head office at the same Awards.

171 Collins is 90 per cent leased, with BHP Billiton, Egon Zehnder and Evans & Partners having been in occupation since mid-2013. New tenants, VicSuper and McGrathNicol have just moved into the building and Wood Group PSN is scheduled to take occupation late 2014. The building is also home to Dolce & Gabbana's first Australian flagship store and renowned chef, Andrew McConnell who has also just commenced trading of his newest restaurant and bar, Supernormal at the building.
Cbus Property and Charter Hall formed a 50:50 Joint Venture in March 2010 to jointly market, lease and develop the project with a long term strategy to own and manage the building. The joint venture combines Charter Hall and Cbus Property's complementary development capabilities as well as a strong track record in leasing and asset management.
