570 Bourke Street: The Melbourne office building that will make you want to become an active commuter

Secure and accessible bike storage together with hotel style shower and changing facilities are top of tenant wish lists as competition in the commercial leasing market heats up, according to national property group Charter Hall.

Managing more than 190 properties nationally, Charter Hall said hotel like end-of-trip facilities incorporating natural light, daily towel service and dry cleaning were growing in demand as workplaces encouraged more sustainable and healthy modes of transport to work.

Currently building a state-of-the-art lifestyle centre for its 570 Bourke Street office development, Charter Hall said the market-leading facility was at the heart of providing a work environment that enhanced employee lifestyles and promoted work-life balance.

Designed by Hassell in consultation with end-of-trip experts PFL Spaces, the lifestyle centre will be capable of catering for more than 300 cyclists, runners and other fitness enthusiasts every day.

Owned by Charter Hall's Core Plus Office Fund (CPOF), it will include 300 automated stacker bike racks, sleek and modern showers, change rooms with more than 300 personal lockers and a cardio centre incorporating free floor space and a selection of gym equipment.

Most noticeable about Charter Hall's offering at 570 Bourke Street, is the positioning of the lifestyle centre at the heart of the building – above ground, where it will be filled with light and fresh air – unlike basement areas where most buildings hide such services.

With a dedicated entry ramp from Little Bourke Street to the new facility on level one, active commuters will be expertly catered for as the popularity of running and cycling to work continues to grow.

Charter Hall CPOF fund manager Chris Forbes said dedicating more than 807 square metres to the lifestyle centre and putting it above ground was a key consideration during the design phase and aimed to create a culture that supported employees and encouraged a healthy and sustainable workplace.

"570 Bourke's complementary lifestyle features will encourage the pursuit of a positive work-life balance for tenants and their staff. We have worked hard to design and provide a highly functional and attractive lifestyle centre that will cater for the busy lives of active commuters while also providing a comfortable and inviting environment in which to prepare for the day ahead," Mr Forbes said.

Construction of 570 Bourke Street by Brookfield Multiplex has commenced with completion expected in mid 2015.
