Our funds explained
We manage a variety of property funds for our wholesale, institutional and retail clients.
Charter Hall Retail REIT is listed on the Australian Securities Exchange (ASX) under ASX code CQR. Charter Hall Retail is known as an externally managed Real Estate Investment Trust (REIT) in that the entity owns assets, but the employees who manage the REIT and the assets are employed by Charter Hall. It’s governed by a board made up of Charter Hall management and independent directors.
Charter Hall Retail REIT invests in high quality, supermarket-anchored neighbourhood and sub-regional shopping centres around Australia.
Direct Property Funds
Our Direct Property business has a strong track record managing unlisted property funds and syndicates since 1995 for investors, including SMSFs and high net worth individuals.
Our products are consistently highly rated by external research groups.
Currently we have two investment opportunities available in this space.
These are unlisted funds where equity is invested in the office (DOF) and industrial (DIF4) sectors. These funds have a portfolio of assets that generate rent, which in turn deliver regular income returns to investors. Our funds offer income returns of 6-8%pa, plus the potential for capital growth.
Our suite of funds offer investors:
- strong tax-advantaged income returns
- income streams from real properties secured with long leases to tenants with fixed annual rental increases
- lower volatility than, and low correlation with, the sharemarket, which reduces the overall risk potential
- a defined exit strategy.

Wholesale Pooled Funds
We have two flagship wholesale pooled funds: the Charter Hall Prime Office Fund (CPOF) and the Charter Hall Prime Industrial Fund (CPIF). These unlisted funds are open-ended and are available to wholesale investors only (typically large superannuation/pension funds and institutional investors). CPOF and CPIF are included in major Australian pension funds’ property portfolios as long-term core holdings, providing exposure to a wide variety of very high quality, institutional-grade office and industrial assets.
Wholesale Partnership Funds
We manage a range of unlisted Wholesale Partnerships that are tailored for and established alongside large wholesale partners. These institutional partners or investors include domestic and offshore pension funds and sovereign wealth funds. Charter Hall Group typically invests alongside our partners, creating a strong alignment of interests.
The Wholesale Partnerships are focussed on single property sectors including prime office, modern logistics and a range of quality shopping centres across various retail categories.
