Charter Hall Group (ASX: CHC) is an integrated property group that manages listed and unlisted property funds on behalf of wholesale, institutional and retail investors. Listed funds

You can also invest in one of the three listed real estate investment trusts (REIT) that CHC manages. The following listed REITs hold properties directly, are listed on the Australian Securities Exchange (ASX) and are managed by CHC employees:

Charter Hall Long WALE REIT (ASX: CLW) invests in high quality Australian real estate assets predominantly leased to corporate and government tenants on long term leases with in-built rental increases. Another word to describe long term leases is WALE (weighted average lease expiry). Long WALE properties with strong tenant covenants can provide investors with stable and secure income and in-built income growth prospects.

Charter Hall Retail REIT (ASX: CQR) is Australia’s leading owner and manager of convenience-based retail. With a focus on supermarket-anchored, non-discretionary retail, CQR provides enjoyable and convenient shopping experiences to more than 130 million shopper visitations each year. CQR derives approximately 50% of its income from its major tenants, Woolworths, Coles and Wesfarmers. The remainder of its income is derived from predominately non-discretionary retailers, meeting the everyday needs of shoppers.

Charter Hall Education Trust (ASX: CQE) owns a portfolio of over 410 early learning centres leased to 29 childcare operators. CQE is the largest Australian REIT that invests in early learning properties, providing a healthy and safe environment for future generations and stable income stream for investors.

Direct Property funds

Charter Hall’s Direct Property business has a strong track record managing highly rated unlisted property funds and syndicates since 1995. Our investors include everyday people, self-managed super funds (SMSFs) and high net worth individuals.

These funds own and manage a property portfolio that generate rent, secured by long leases to tenants with fixed annual rental increases. This delivers regular income returns to investors.

Our funds offer income returns of 5-7%pa, plus the potential for capital growth. The funds also provide a defined exit strategy, meaning there are set dates for investors to redeem their investment or roll-over for another investment period.

Charter Hall Direct Industrial Fund No.4 (DIF4)  is the fourth in our successful and highly rated industrial fund series. DIF4 invests in long leased quality Australian industrial properties located in established markets.

Charter Hall Direct Office Fund (DOF) is one of Australia’s largest unlisted managed funds investing in commercial property available to retail and SMSF investors. DOF owns and manages  a diversified portfolio of high quality Australian CBD office properties.

Charter Hall Direct PFA Fund (PFA) invests in an established and growing portfolio of income generating Australian office properties anchored by government tenants.

Charter Hall Direct Diversified Consumer Staples Fund (DCSF) invests in a diversified portfolio of assets leased to tenants that distribute or produce the things people are unwilling to do without – consumer staples.

Charter Hall Maxim Property Securities Fund (formerly Folkestone Maxim A-REIT Securities Fund) is a high conviction, actively managed property securities fund. The fund provides investors exposure to a mix of quality listed Australian REITs that own assets across the retail, residential, commercial, industrial and social infrastructure sectors.

The fund aims to outperform the S&P/ASX 300 A-REIT Accumulation Index to achieve income and capital growth. The fund has a disciplined investment process combining in-depth fundamental research with disciplined portfolio construction and risk controls to add consistent value over time.

Wholesale Pooled Funds

We have two flagship wholesale pooled funds: Charter Hall Prime Office Fund (CPOF) and Charter Hall Prime Industrial Fund (CPIF). Investment in these funds is only available to wholesale investors, which are typically large superannuation/pension funds and institutional investors. Major Australian pension funds’ have long-term core holdings in the funds, providing their clients with exposure to high quality, institutional-grade office and industrial assets.

Wholesale Partnership Funds
We manage a range of unlisted wholesale partnerships. These funds are established for, and tailored to, our large wholesale/institutional partners, including domestic and offshore pension funds and sovereign wealth funds. We typically invest alongside our partners to create a strong alignment of interest. Our partnership funds investment mandates are single property sectors including prime office and modern logistics.
