Investment Objectives

We invest in assets valued between $20 million and $100 million, which will generate an unlevered five year internal rate of return of at least 10% and annual Net Operating Income growth of 3%.

All our Australian neighbourhood and sub-regional centres are anchored by a strongly performing Coles or Woolworths supermarket and complemented by predominantly non-discretionary specialty tenants.

Our focus is on providing the communities in which we operate with everyday convenient retailing.

We actively work with local communities, providing areas for charity and casual mall leasing within centres.

We actively look for opportunities to enhance our centres and property returns through refurbishing existing tenancies, redeveloping and adding new retail space and providing a dynamic mix of non-discretionary retailers.

With all developments we secure an anchor tenant pre-commitment prior to the commencement of development work.
