Charter Hall Office REIT is managed by Charter Hall Office Management Limited (we, our, us).
Trust management
Charter Hall Office Management Limited is responsible for the overall activities and strategy of the Trust, as well as coordinating operations and managing investments. Because underlying property performance drives earnings, trust management works closely with asset management teams to ensure property business plans deliver income expectations. In addition, we manage relationships with the Trust's estate partners – critical for identifying investment opportunities that may deliver strong returns.
Trust management is also responsible for:
- capital management;
- managing financial risks;
- investor relations and compliance; and
- accounting, treasury, tax management and reporting.
Portfolio and asset management
Asset managers work closely with customers with a view to developing strong relationships across the portfolio, helping us to retain customers and boost occupancies for the Trust.
Asset management services are provided by Charter Hall Asset Services Limited (CHASL) in Australia and affiliates overseas. We have dedicated teams in Sydney, Melbourne, Brisbane, Chicago and London. These teams work with Trust management to develop and execute business plans for each property, including strategies for leasing, capital expenditure, holding or selling assets, refurbishment, rental growth, maintenance and management contracts.
Other services CHASL provides include:
- engineering expertise to oversee tenancy fitouts, capital expenditure, refurbishment and development activity;
- due diligence services; and
- environmental sustainability and regulatory compliance of properties.
Where the Trust owns United States assets jointly, the team works together with our joint venture partners in the interests of the Trust.
Working with partners
Charter Hall Office REIT haa developed partnerships enabling the REIT to co-own properties with a number of leading office operators. These established operators assist in delivering excellence in asset management and leasing services while exposing the Trust to wider real estate investment opportunities.
