Core Plus Industrial Fund (CPIF)

Charter Hall's Core Plus Industrial Fund (CPIF) was launched in April 2007. The Fund predominantly targets industrial and logistics sectors in major capital city markets of Australia and sources a mix of core and enhanced investment grade property assets. CPIF was launched with a significant raising of $350 million in equity commitments.

The Chatswood Business Park is located 10 kilometres north of the Sydney CBD. The property comprises a ten unit industrial complex that was completed in 1986.  The units are constructed over two main levels and have a GLA of 12,674m², with parking for 190 vehicles.

Melbourne Airport Business Park, Vic
130 - 138 Link Road comprises industrial facility located within the Melbourne Airport Business Park, which is located in the southern confines of Tullamarine Airport.The facility comprises two stages, the Caterpillar Logistics tenancy, two level office attached to a sprinklered, high bay (ten metre springing height) warehouse totalling 10,678m² and providing both on-grade and recessed dock loading. 309 Fitzgerald Road has direct access to the Melbourne CBD, Melbourne Airport, Port and Western Suburbs via the Westgate Freeway. Coles Distribution Centre, 136 Horrie Miller Drive, Perth Airport WA
(75% owned by CPIF, 25% owned by Charter Hall's DPF)

The Coles Distribution Centre is a 'state of the art' logistics facility located on a 25 hectare site strategically situated within Perth Airport, ten kilometres east of the Perth CBD. The property comprises an 81,650m² freestanding distribution centre with 12 metre clearance, B-double access, an expansive marshalling area and on grade dock access.

123-135 Kewdale Road, Kewdale WA
Kewdale is one of Perth's premier industrial precincts, situated 8 kilometres south of the Perth CBD and adjoins the Kewdale freight terminal. The 4.5 hectare site contains a former Woolworth's distribution centre, comprising approximately 2,000m² of office accommodation and 27,000m² of warehouse space. The facility provides complete drive around and double access, in addition to both on-grade and dock access.

56 Anzac Street, Chullora NSW
The property comprises two substantial warehouse / office facilities, with attached awning and hardstand areas on a site of 6.476 hectares.  Building one comprises a modern showroom / office area fronting the Hume Highway and warehouse area to the rear. The 5.1 hectare site is located near to the Hume highway, M5 and M4 Motorways, is 18 kilometres west of the Sydney GPO and close to Sydney Airport and the Port. The facility features a warehouse  with a minimum clearance height of approximately ten metres rising to approximately 13.5 metres with access via on grade roller shutters and recessed docks. Cantilever awnings provide weather protection to the loading areas. A car storage area will cover 9,362m² with some 441 car spaces. This area is also designated for future warehouse expansion of some 7,000m².

4 - 20 Translink Avenue, Launceston TAS
The Woolworths Distribution Centre will be a state of the art logistics facility located on a 19.80hectares site which adjoins the northern end of the Launceston Airport and is approximately 15 radial kilometres from Launceston's Central Business District. The building will be highly energy efficient using the latest environmental controls and suatanability initiatives and also provides for significant expansion wth development approval for the construction of another 25,000m² of warehouse accommodation. The proposed improvements comprise approximately 43,171sqm of high clearance warehouse, 2,104 sqm of office and amenities, 16 finger, 67 flush loading, five drive-through docks, 394 car parks and 64 truck parks. The facility also provides for generous b-double access and will service 28 Woolworths supermarkets, 19 BWS stores and 208 independent retailers throughout Tasmania.
